Commercial Plumbing & Maintenance
Reactive and planned work in premises that cannot close while we are in them.

For property and facilities managers
We look after a gym, a residential tower, an aesthetics clinic, a veterinary practice, a café and a serviced-apartment operator. Six building types, six sets of constraints, and none of them can close while we work.
Who we look after
A gym mid-session cannot lose its showers. A clinic cannot have a contractor walking through treatment rooms. A café needs the work done before it opens. That range is the argument.

Why a managing agent keeps our number
Most of what makes a maintenance relationship work has nothing to do with plumbing. It is turning up, saying what happened, and being straight about what you cannot do.
A schedule for the work that can be planned — inspections, water flushing for Legionella control, TMV servicing, fire alarm call-point testing — and one number for the work that cannot wait.
Access, isolation points and noisy work windows agreed before we start. Out of hours where that is the only way. Your staff and your customers should not have to step around us.
The person who quotes the job is the person who does it. Nothing is relayed through an office, and nothing gets lost between the two.
We spent years in premises and resident services management before this — receiving contractors, chasing statutory testing and signing off defects. We know what you need from a report, because we used to be the ones reading them.
Someone has to own the diary, chase the specialists and keep the paperwork where you can find it. That is usually what slips.
Every job starts with a risk assessment and ends with a written report of what was found and what was done, so your file is complete without asking. Training in working at height, risk assessment, lone working, Legionella and asbestos awareness is documented, not asserted.
We work the water side of heating — radiators, valves, thermostats, TMVs, pumps, cylinders and pipework, plus air source heat pumps. Anything involving the gas appliance itself goes to a Gas Safe registered engineer, and we will tell you that straight away rather than sending someone who cannot legally do the job. Unvented cylinders need a G3 qualification, so those go out too. You will always know which side of the line a job sits on before we start it.
Only what is documented, and available on request.

Tell us what you look after and what is not working about the current arrangement. We will come back with what we would cover, what we would plan, and what we would leave to a specialist.
